Big villa projects on small plots of land are getting rare in Bangalore. As land prices rise, builders stop building villas and start building tall apartment towers instead. It simply costs them less per home that way.

Godrej Whitefield Villas: Project at a Glance
The project sits on Soukya Road, just off Whitefield in East Bangalore.
It covers about 20 acres and holds around 242 homes. That works out to roughly 12 homes per acre. An apartment project on the same land would fit six to eight times more families.
Prices start at Rs 5.40 Cr onwards. The project is at the pre-launch stage and still under construction. The possession date has not been announced yet, and the RERA number is still to be confirmed.

There are three options. Every home sits on its own 3,715 sq.ft land parcel and is built as G+2, which means ground floor plus two floors above, with a private terrace on top.
- 4 BHK — 3,715 sq.ft
- 4 BHK with staff room — 4,000 sq.ft
- 5 BHK with staff room — 5,500 sq.ft
The three-floor design is the useful part. It lets a big family spread out. Parents and grandparents can stay on the ground floor. The main couple takes the first floor. Children or guests get the top. Everyone is home, but nobody is in each other's way.
The staff room in the two larger homes is not an extra. Most families buying at this level have live-in help, and without a staff room you end up giving up a bedroom.
Godrej Whitefield Villas: About the Builder
Godrej Properties started in 1990. It is part of the Godrej Group, which has been around for more than 125 years.
The company has finished over 200 projects and has around 90 more going on right now, across Bangalore, Mumbai, Pune, Delhi NCR and Hyderabad.
Why this matters: a villa project takes years to finish. A builder with deep pockets and a long track record is far more likely to actually complete it. That is your main protection as a buyer, especially if you cannot visit the site often.

The project includes a clubhouse, swimming pool, gym, jogging track, yoga and meditation deck, sports courts, indoor games, children's play area, landscaped gardens, a multi-purpose hall, private gardens for each home, rainwater harvesting, power backup and 24x7 gated security.
Most premium projects offer a similar list. What is different here is how many people share it.
Fewer than 250 families use all of this across 20 acres. That means no waiting for the pool and no queue on the jogging track at 7am. In a tower with a thousand flats, the same list exists on paper but is crowded in practice.
There is a trade-off. Fewer families means each one pays more towards maintenance. Ask for the monthly figure in writing before you book.
Godrej Whitefield Villas Location and Connectivity
For work, ITPL, the EPIP Zone and Prestige Tech Park are all close by. The wider Whitefield IT corridor is right there. Roads run through NH-648, Soukya Road and the main Whitefield arterial roads.
For families with children, the schools nearby are Delhi Public School, Vydehi School and Greenwood High. Hospitals include Manipal, Vydehi and Sri Sathya Sai. For shopping and weekends, there is Phoenix Marketcity, Nexus Shantiniketan and Forum Value Mall.
Here is the important bit: all of this already exists. It is not a promise about what will be built later. Areas with real, working infrastructure hold their value far better than areas still waiting for it.
Who Godrej Whitefield Villas Is Right For
Large families living together. The 5 BHK with staff room at 5,500 sq.ft fits two couples, their children and grandparents at the same time. The three floors give everyone space.
Senior professionals working in East Bangalore. If your office is around ITPL or the EPIP Zone, this location works without any compromise.
Buyers holding for ten years or more. Every home comes with 3,715 sq.ft of land in your own name. Buildings get old and lose value. Land does not.
NRIs planning to move back one day. The land grows in value while you are away, rent covers part of the running costs, and the home is ready when you return.
Who Godrej Whitefield Villas Is Not Right For
Being straight about this matters more than a sales pitch.
If you want rental income, villas at this price do not pay well. The price goes up much faster than the rent does. The people who rent these homes — senior tech leaders, expat managers, NRI families — pay well but there are very few of them, so the house can sit empty for months between tenants.
If you might need your money back in three to five years, this is the wrong purchase. Very few buyers can afford a five-crore home, so selling takes time. You sell when the market is ready, not when you are.
If buying this stretches your budget, think again. The base price is not the real number.
Godrej Whitefield Villas: What It Really Costs
Three things get added on top of the price you see:
- GST at 5 percent because the project is under construction — roughly Rs 27 lakh on a Rs 5.40 Cr home
- Stamp duty and registration in Karnataka, about 7.5 to 7.6 percent including cess and surcharge — roughly Rs 41 lakh
- Builder charges for car parking, clubhouse membership, infrastructure, water and electricity deposits, advance maintenance and the corpus fund — ask for the full list in writing
So the real cost crosses Rs 6.08 Cr before builder charges even start.
One more thing many buyers miss: your home loan is calculated only on the property price. GST, stamp duty and registration are not covered. You pay all of that from your own pocket, so keep more cash ready than the loan gap suggests.
Godrej Whitefield Villas: What to Check Before You Book
The RERA number. It is still listed as to be verified. Under Karnataka RERA, a builder cannot advertise or take booking money for a project that is not registered. Do not pay anything until the number exists, and then check it yourself on the Karnataka RERA website rather than trusting a brochure.
Whether your home shares walls. Ask directly: is my house separate on all four sides, or does it share side walls with the neighbours? Get the answer from the approved plan. In India the words "villa" and "row house" get mixed up all the time, and this decides how much light and air your home gets, and how much sound you hear from next door.
Carpet area in writing. RERA says the builder must tell you this. Ask for carpet area, built-up area and super built-up area separately, and ask what is included in each.
The land parcel and survey numbers exactly as they appear in the sale deed. In a villa, the land is the part that really belongs to you.
A ground floor bedroom with an attached bathroom, if anyone at home is over sixty. Also ask if space for a lift has been left in the design. Adding one later is very difficult.
Godrej Whitefield Villas: The Bottom Line
This is a good buy for a specific kind of person: someone who wants real land in an established part of East Bangalore, plans to hold it for ten years or more, and is happy to pay higher maintenance for a quieter place to live.
It is not a good buy for someone chasing rental income, or someone who may need to sell quickly.
Work out which one you are before you visit the site. That single decision will save you more trouble than anything else.
