Both homes sit on the same 3,715 sq.ft land parcel.
The building gets bigger. The land does not.
So when you move from the 3,715 sq.ft home to the 5,500 sq.ft one, you are buying roughly 1,785 sq.ft more building on exactly the same amount of land.
Why does that matter? Because buildings get old. Paint fades, fittings date, pipes need replacing. Land does not do any of that.
So the smaller home has more land for every square foot of building. Over twenty years, that is the part that holds value.
This is not an argument against the bigger home. It just means you should know what the extra money is buying. It is buying space to live in, not more land.

GST is 5 percent because the project is under construction. On a Rs 5.40 Cr home that is about Rs 27 lakh. On a costlier home it is proportionally more.
Stamp duty and registration in Karnataka come to roughly 7.5 to 7.6 percent including cess and surcharge. On Rs 5.40 Cr that is about Rs 41 lakh.
So taxes alone add around Rs 68 lakh on the entry home, and more on the larger one.
Then come builder charges for parking, clubhouse membership, infrastructure, water and electricity deposits, advance maintenance and the corpus fund. Ask for these as one itemised sheet.
One more thing buyers miss: your home loan is worked out on the property price only. GST, stamp duty and registration are not covered. All of that comes from your own pocket, so the cash you need is much more than the loan gap suggests.

This is where the two homes really separate, and it never stops.
Maintenance charges. Ask how these are worked out. Some communities charge per square foot, which means the 5,500 sq.ft home pays much more than the 3,715 sq.ft one. Others charge a flat amount per home, which means both pay the same. Over ten years the difference between those two methods is large. Get the answer in writing.
Electricity. A bigger home means more rooms to light, more air conditioners running, more water heated. This is the largest ongoing gap between the two.
Water. More bathrooms, more people, more usage. A bigger home also works its water pump harder.
Cleaning. A 5,500 sq.ft home across three floors takes real effort to keep clean. Most families end up paying for more help.
Property tax. Higher on a bigger home.
Painting and repairs. More outside wall means more paint every few years. Bigger homes also have more roof and terrace to waterproof, and waterproofing is a job you redo, not a job you finish.

Three generations under one roof. Five bedrooms fits two couples, their children and grandparents at the same time. With three floors, everyone gets their own level. Parents downstairs, main couple in the middle, children or a second couple on top.
That layout gives you something joint families badly need: the ability to be at home without being in company. A house where the only choices are the shared living room or your own bedroom slowly builds friction nobody talks about.
Family that visits for months, not days. A brother's family coming from abroad for two months. Wedding season. Summer when the cousins arrive. A spare bedroom empty half the year is not waste if it makes those months possible.
Live-in help. The staff room is not decoration. Without it you end up turning a bedroom into one, which defeats the point of buying five.

Here is the honest test. Will your family genuinely use the extra 1,785 sq.ft, every year, for the next fifteen years?
If yes, take the bigger home. If it is really about status, remember that you will be paying to light, cool, clean and repair that space for the rest of your life.
Godrej Whitefield Villas: What to Ask Before You Choose
How maintenance is charged — per square foot or flat per home. This one question decides thousands of rupees a month.
Carpet area for both sizes, in writing. RERA requires the builder to give you this. Ask for built-up and super built-up too, and what is included in each.
The land parcel and survey numbers for each option, exactly as they appear in the sale deed. Confirm whether the 3,715 sq.ft parcel really is the same across all three sizes.
Floor-by-floor plans, so you can see where the extra space actually sits. A home where most of the extra area is on the top floor lives very differently from one where it is spread evenly.
The RERA number. Still to be confirmed. Under Karnataka RERA, a builder cannot advertise or take booking money for an unregistered project. Do not pay anything until it exists, then check it yourself on the Karnataka RERA website.

The bigger home costs more than the extra square footage suggests, because the cost keeps arriving every month long after the purchase is done.
