Sumadhura Codename Aikya is at the pre-launch stage and RERA registration is still pending, so what you are doing today is registering an Expression of Interest, not signing a sale agreement. Think of the EOI as a queue ticket that holds your preference for tower, floor and facing. Wait for the RERA number to be published before you convert it into a booking, and ask for it in writing when it comes through.
Size, and how the extra space is used. The 2 BHK Classic runs 1,261 to 1,321 sq ft. The 2.5 BHK Smart, at 1,478 to 1,494 sq ft, adds a flexible half room that works as a study, a nursery or a guest space without paying for a full third bedroom. The 3 BHK Grand, at 1,677 to 1,687 sq ft, gives you three proper bedrooms. If you work from home or expect parents to stay for months at a time, the 2.5 BHK is usually the smarter buy.
EOI amounts at the pre-launch stage are normally refundable until you convert to a booking, but the exact terms are set by the developer and should be read before you pay anything. Get the refund clause in writing, note the timeline it specifies, and keep your payment receipt. Do not rely on a verbal assurance from anyone, including us.
Construction has not started, so December 2030 reflects a full build cycle from a pre-launch start. Once RERA registration comes through, that date becomes a committed timeline with penalties attached, which is another good reason to wait for registration before booking. Until then, treat it as the developer's working estimate rather than a promise.
Fewer towers means fewer units overall, so higher floors, corner units and preferred facings are a genuinely small pool. At pre-launch they go to whoever is in the queue first. That is the real practical reason to register an EOI early instead of waiting for the public launch and picking from what is left.
It works for both, which is why we rate it as hybrid. For self-use, the 83.5% open space and the 22,000+ sq ft clubhouse are what you feel every day. For rental, ITPL and the EPIP Zone sit 6 to 9 km away and the tenant pool there is steady. The one caveat is timing: with possession in 2030, rental income is a 2031 conversation, not a 2027 one.
