Lodha Whitefield Booking Process: Step-by-Step Guide
Booking a home sounds simple until you are actually doing it. Suddenly there are cheques, forms, allotment letters, agreements and a sales executive asking you to decide today.
This guide walks you through the Lodha Whitefield booking process one step at a time, in the order it actually happens, with the things to check at each stage. Lodha Whitefield is a pre-launch project by Lodha Developers at Hope Farm Junction, Whitefield, Bengaluru, with 3.5, 4 and 5 BHK homes from ₹3.95 Cr*. Full details are on the Lodha Whitefield project page.
Before You Start the Lodha Whitefield Booking Process
One thing must be clear before anything else.
Lodha Whitefield is at pre-launch and RERA registration is still in process. That means what you are doing right now is not a property purchase in the full legal sense. There is no registered sale agreement at this stage, because a project cannot be formally sold before it is registered.
What you are doing is expressing interest and blocking a unit, with money that should be fully refundable. Understanding that difference changes how much you should pay and what you should demand in writing. Everything below is built around that.
Lodha Whitefield Booking Step 1: Shortlist Your Unit
Decide the configuration first. 3.5 BHK at 2500+ sq.ft., 4 BHK, or 5 BHK.
Then narrow down further, because in a project of 6 towers and 550 apartments, no two units are the same. Pick your tower, your floor range and your facing. A pool-facing high-floor unit and a road-facing low-floor unit cost similar money today and sell very differently in ten years.
Ask for current availability in writing. During pre-launch, choice is at its widest, and this is the one stage you cannot get back later.
Lodha Whitefield Booking Step 2: Do the Site Visit
Never book without visiting, even if someone tells you units are moving fast.
Go on a weekday. Drive the route you would actually commute on, at the hour you would actually commute. Walk to Hopefarm Channasandra Metro Station and the Hopefarm bus stop so you know what "nearby" really means on foot. Check mobile signal on site.
Then find your specific tower on the Lodha Whitefield master plan and check what sits beside it, below it, and how far you would walk to the clubhouse and the main gate.
Lodha Whitefield Booking Step 3: Get the Full Cost Sheet
This is the step most buyers rush and later regret.
The ₹3.95 Cr* figure is a starting price. Ask for the all-inclusive cost sheet for the exact unit you have chosen, which should include the base price, floor rise, preferential location charges, GST, stamp duty, registration, corpus fund and maintenance deposit.
Get it on paper or by email, not read out to you. The difference between the headline price and the real total is usually large enough to change which unit you can afford.
Lodha Whitefield Booking Step 4: Understand the Payment Plan
Ask which payment structure applies to your booking and get the schedule with dates.
A construction-linked plan ties each instalment to a completed building milestone, which protects you better because you pay as the building rises. A time-linked plan ties payments to dates regardless of progress, which is riskier for you.
Also ask whether any early-buyer concessions apply, such as reduced floor rise. If a concession is offered, the only version that counts is the one written into your paperwork. A verbal promise from a sales executive is worth nothing later.
Lodha Whitefield Booking Step 5: Pay the Booking Amount
Now the money moves, so take these precautions.
Keep the amount modest at this stage. There is no reason to commit heavily before RERA registration exists.
Pay only through a banking channel into an official account in the developer's name. Never pay cash. Never pay into a personal account belonging to an agent or an executive.
Get a receipt immediately, and make sure it names the project, the unit you are booking, and what the payment is for.
Lodha Whitefield Booking Step 6: Get Your Refund Terms in Writing
This is the single most important step during a pre-launch, and it is the one people skip because it feels awkward to ask.
Ask exactly this: what happens to my money if I cancel, if the project is delayed, if the configuration or price changes, or if RERA registration does not come through? And how many days does a refund take?
Get the answers in writing. A serious promoter or channel partner will provide this without hesitation. Hesitation is information.
Lodha Whitefield Booking Step 7: Collect Your Allotment in Writing
Your booking should produce a document naming the tower, the floor, the unit number and the carpet area allotted to you.
Carpet area matters specifically. Under RERA, homes are sold on carpet area, not super built-up area, and the gap between the two is significant. Make sure your paperwork states carpet area.
A verbal allotment protects nothing. If the document does not name your exact unit, you have not really blocked anything.
Lodha Whitefield Booking Step 8: Wait for RERA Registration
Once the Lodha Whitefield RERA number is issued, go and check it yourself on the Karnataka RERA portal. Search under both Lodha Developers Limited and Macrotech Developers Limited, since the company changed its name and searching only one may return nothing.
Then compare three things against what you were told. The declared completion date. The approved plans, including tower count and unit sizes. The promoter details.
If everything matches, you can proceed with confidence. If something does not match, that is the moment to ask questions, before more money moves.
Lodha Whitefield Booking Step 9: Arrange Your Home Loan
Most banks will not sanction a loan against an unregistered project, so this step generally follows registration.
Get a pre-approval based on your income first so you know your borrowing capacity. Once the project is registered, banks will assess it and issue an approved-project list.
Budget for pre-EMI during construction. With possession indicated at December 2030, you may be paying interest for several years before you get keys, and that cost surprises buyers who only planned for the down payment.
Lodha Whitefield Booking Step 10: Sign the Agreement and Register
The final stage. Read the builder-buyer agreement fully before signing, and pay attention to four clauses in particular: the committed possession date, the grace period on top of it, the delay compensation and when it starts, and the cancellation terms.
Then comes stamp duty, registration through the Karnataka process, and your sale agreement on record. At this point you are a registered buyer with full legal protection, which is a very different position from where you started.
Lodha Whitefield Booking Process: The 4 Main Points
1. A pre-launch booking is not a purchase. With RERA registration still in process, you are blocking a unit with refundable money, not buying property. Keep the amount modest and treat it accordingly.
2. Get the full cost sheet before you pay anything. The ₹3.95 Cr* starting price excludes floor rise, PLC, GST, stamp duty, registration and corpus. Ask for the all-inclusive total for your exact unit, in writing.
3. Refund terms and allotment must be documented. What happens to your money if things change, and which tower, floor, unit number and carpet area you have been allotted. Verbal answers protect nothing.
4. Verify RERA yourself before committing fully. When the number is issued, check the declared completion date and approved plans on the Karnataka portal against what you were shown, then proceed to the agreement.
